In my opinion, as a seller I would only agree to this clause in a listing contract if the gross commission is reduced by an amount equivalent to that of the reduction of the cooperating broker fee.

Is the purpose of depreciation reports to increase strata fees to cover future special assessments?
In my opinion, I think the point of the depreciation reports is force the strata councils to provide a plan for common assets (roofs, boilers, elevators, exterior envelope). However, how they choose to plan should be left up to them, within reason.
Are new condo developments affecting older re-sale condo sales?
I think so…
How do you find comparables for the purposes of assessing parking spot value?
Appliances in re-sale homes are usually on an “as is” basis!
As a buyer you have to keep me mind if the 10 year old fridge breaks down two weeks after you move it is basically tough luck.
