Why are we paying property transfer tax on appliances in B.C.?
Most real estate contracts, for example, are written as “$600,000 including all appliances,” however, should we be writing them as “$595,000 and buyer agrees to pay $5,000 for appliances.” The problem with writing a purchase price including appliances is the buyer is pay 2% property transfer tax on appliances, which are not fixtures to the home. Does that make sense?

The concrete structure has been finished, windows are installed up to the 19th floor, and interior finishing is well under way! 127 of the 177 units are now sold.
A hot topic…….heat pumps!
If buying a home with an older heat pump you may face servicing costs so consider inspecting it as part of your due diligence.
The “Physically introduction to the property” clause…as a seller should you agree to it?
The clause may read “Buyer agent must physically introduce buyer to property or cooperating broker fee will be reduced to $1000,” or similar. In my opinion, as a seller I would only agree to this clause in a listing contract if the gross commission is reduced by an amount equivalent to that of the reduction of the cooperating broker fee.

Is the purpose of depreciation reports to increase strata fees to cover future special assessments?
In my opinion, I think the point of the depreciation reports is force the strata councils to provide a plan for common assets (roofs, boilers, elevators, exterior envelope). However, how they choose to plan should be left up to them, within reason.
Are new condo developments affecting older re-sale condo sales?
I think so…
How do you find comparables for the purposes of assessing parking spot value?
Appliances in re-sale homes are usually on an “as is” basis!
As a buyer you have to keep me mind if the 10 year old fridge breaks down two weeks after you move it is basically tough luck.
Does the consumer enable the commissions seen in the current market place?
